What’s My Home’s Value?

Wayne begins with recommending home owners looking to sell their home to begin with the front door. Make sure it is cleaned, freshly painted, and has a new bead of caulking. Also, updating the door knobs is helpful, especially if they are sun damaged. The entry in the first impression of your home. When a buyer notices the front is well maintained, that feeling will continue throughout the home.

Next, Wayne recommends landscaping. Put pine straw in the flower beds, it’s the quickest way to give a property a face-lift with little expense. Don’t fret about using mulch. What is my home worth? That’s a common question of potential home sellers, especially a first time seller in St. Tammany and Tangipahoa. Wayne explains that he subscribes to the same database used by real estate appraisers – this is how he is able to give an accurate home value. He looks at what has sold in the area, not what is still actively listed for sale. Also, he looks at what has sold nearby with similar features to the property in question. Normally he will pull at least 3 comparable homes to determine a value, just like a real estate appraiser would.
